Rental problem discussions.

Today to rent a place to live in is hard to find. What we see in this pecture is a lot of people wanting to rent a place in Sydney. In other capital cities is about the same, there are not enough properties for rent anymore. So, there must be a reason why this is happening.

This Australian rental problem is hard to solve.

This must be the Australian rental problem that nobody can solve.  

Let us start again from the beginning. Most countries have their own problem that need to be solved, so, they look for ways how to solve them. These days in Australia we have this housing problem because there are not enough houses to accommodate everybody, and while there are not enough houses, there are still emigrants coming in, and this will make this housing problem even worse. The federal government, the local governments and people talk about how to fix this rental problem, and they are suggesting a few things how to fix it, like most governments suggest building properties for rent, as if this can solve the rental problem for good, but I doubt that a few thousands new units can solve the rental problem. Because we need several times more units than they are suggesting. So, it seems to me that they do not know how to fix it properly, because what they are suggesting can only improve the situation a little, but we need something that will last for a long time, so, we must look for ways that can solve this housing problem for good.

Anyhow, let us see how bad this rental problem is, and the best thing to do that is to paste a report from the internet. (And I quote)

 Sydneysiders are continuing to face the longest stretch of rent rises in the city's history, but there are signs the market is slowing as tenants reach the limits of their ability to meet increasing prices.

The Domain Rental Report, released on Thursday, shows Sydney renters are paying an average of $720 a week for houses and $680 a week for units.

That represents a $70 increase for houses and a $130 increase for units compared to the same time last year.

The report also shows the city is facing its lowest ever vacancy rate at 0.9 per cent, meaning fewer options and less bargaining power for those looking for a rental.

Nicola Powell, chief of research and economics at Domain, said the figures represented the worst conditions for renters in Sydney's history.

"It's a very stressed picture for tenants in Sydney," Dr Powell said.

"This is the longest stretch of continuous rental growth that the city has ever seen."

But despite the record high rents, Dr Powell said the increases were not as fast as the "extreme" growth seen last year. (End of report)

Now let us talk about, what has caused this problem.

What has caused this rental shortage.

Having said that and seen the Sydney rental report above. We should ask ourselves why this is happening, and we must try to see what is the main cause that has created this rental shortage. So, if we keep an open mind, and we do not blame this group or that group for what is happening, it will be a lot easier to see the reason. Anyhow, I am 100% sure that the main problem is there, because there is not enough money in running rental properties, if there was money to be made, there would be lots of people trying to invest in rental properties. There is also the problem that rental properties are hard to run, so, people that have money keep away from having rental properties, because it is easier to invest somewhere else, where you can get better returns, with no problem at all.

Today with what is happening in the rental market, there are only a few existing investors left, and even these are thinking about selling out, and investing their money somewhere else. You see, today the landlords are being blamed for the rent they charge when renting their properties, as if they are robbing the tenants, when the reality is that they are losing money, because of the many levies charged on those properties. If the government in charge want to solve this rental problem. Then they must stop blaming the landlords and find ways how to keep the rental market alive so to speak, by pumping more money in the rental market. Everybody here must understand that the landlords are running a service to the community, and if you are in business you need to make some money, because that business cannot survive if you lose money.

Now that I have said that, let me add this. It is up to the government to find ways how to keep the remaining landlord on the market, otherwise they will all disappear, and the problem will be a lot bigger than it is now. Wake up politicians of Australia, do the maths, as if you are one of those small investors before you speak, and you will see the reasons why this is happening. And perhaps you can slow down, this process of the small landlord leaving for good. You can try to build some affordable rentals, but they will never be enough, you need the private sector to continue to service the community.

What the government is doing now.

 The following is what I found on the internet (and I quote).
Another 600 homes will be built across Queensland with a federal funding injection after a surging demand for social housing in the state.

However, state Housing Minister Meaghan Scanlon says it must be the beginning - not the end - of the Commonwealth's engagement in solving the housing "puzzle".

Almost $400 million from the Albanese government's Social Housing Accelerator will deliver the extra homes, with 80 per cent to be built outside Brisbane.

 It adds to the Queensland government's $5 billion social and affordable housing investment that will help commence 13,500 homes by 2027.

"This will build hundreds of homes across Queensland, while we will continue to work with the Palaszczuk government to deliver even more homes," Prime Minister Anthony Albanese said. (End of quote).

The question here is about the cost that the taxpayers will pay to build these rental properties from scratch. Because it can be a lot cheaper, if they give more money to the low-income earners for rent assistance, and abolish the assets test on affordable rental properties, that the mums and dads still own, despite losing money. It seems to me that they are the heroes of the economy, but nobody wants to admit it, that is one of the reasons, why affordable rentals cannot go back like they were in the past. I hope you can see what I mean.

World news diary, July August 2023.

Fires and extreme weather events could be the future problems of the world.


They say that this year, it has been 6 degrees hotter than average, in the Northen Hemisfire, and there have been fires burning for a long time everywhere in the world. This fire above is a fire in Canada, and in Europe is just the same, the weather has become extreme and changes suddenly, while I am writing this blog, I have learned that in Greece after the fires now it has rained a lot and they have floods.

Fires and the global warming problem.

I believe that if there is anything to report, that should interest the entire world must be the heatwave in the Northen Hemisphere that is causing fires, and some people have perished. We believe that the heatwave has been caused from global warming. So, we humans must try harder to do something about it, because if we continue the way it is today, we might be placing ourselves at rick, since it will be harder to live a normal life. But let us see how they have reported those fires. (And I quote)   

Firefighters in Greece tackle more than 200 wildfires in 48 hours

Temperature records broken in France and red alerts issued in Italy as late summer heatwave continues in southern Europe.

Firefighters in Greece have battled more than 200 blazes in the past 48 hours, officials say, as swaths of southern Europe bake in a late summer heatwave that has broken a number of all-time records and triggered red alerts across France and Italy.

Wildfires in Greece, which have killed 20 people in the past three days, have been raging out of control just north-west of Athens and in the far north-east. Authorities have warned that the heat and gale-force winds risk fuelling more and have urged extreme vigilance.

Firefighters had been called out to tackle 355 fires over the past five days, Greece’s climate crisis and civil protection minister, Vassilis Kikilias, said on Wednesday, including 209 that had started in the previous 48 hours.

------------ Now let us look at Canada

Extreme fire weather conditions fueled by climate change contributed to the increased severity of eastern Canada's wildfire season this spring, a new report from the World Weather Attribution revealed.

The World Weather Attribution is an association of global climate scientists who analyze extreme weather events to determine whether or not climate change played a role in them.

The report, published on Tuesday, also determined that the fires, which burned across 13 million hectares of land through May and June, were linked to "very large-scale impacts on air quality."

"The Canadian wildfires have severely impacted air quality locally in Canada, and in the neighboring United States with Air Quality Index values frequently exceeding safe levels in the midwest and northeast USA, and in some cases approaching record levels," the report said. (End of quotes)

I believe that this hotter climate is a very worrying trend, and if we can, we must try to do something about it. So far, they say that if can be done, if we use less coal and petrol, and other fuels. But I wonder, how much less, and if that is going to be enough. I suppose we just must wait and see; it we can stop this global warming.

Other news may interest the world.

There are a few wars going on, but the war in Ukraine is the one that affects most of Europe and the entire world, it has lasted more than 18 months, and it is still going on, with no end in sight. Hereunder is an internet report of what is going on lately. (And I copy and quote)

 What we covered here

  • Russia saw the largest drone assault on its territory Wednesday since it launched its war on Ukraine. Multiple regions inside Russia were targeted by drones, and the assault caused airport closures and flight delays across the country. Russian authorities have not reported any casualties and said most attacks were thwarted.
  • Ukrainian officials meanwhile said Russia hit the capital of Kyiv with a “massive” bombardment overnight, killing at least two people. Russian rocket attacks were also reported in the southern city of Odesa.
  • Moscow on Wednesday claimed it destroyed four Ukrainian military boats with special forces on board in the Black Sea. Kyiv has not commented on the claim.
  • Russia is considering the possibility of “deliberate” action in its investigation of the plane crash that killed Wagner boss Yevgeny Prigozhin — but Moscow won't allow international authorities to intervene, the Kremlin said. (End of quote)

 

We still believe that this is a useless war, and the only thing it can achieve is destruction and poverty, mainly for Ukraine and Russia, but it also affects Europe and the entire world, so, we hope it ends soon.

Now let us look at the world of politics.

As usual in USA Donald Trump pops up regularly, and this time we can say that it is even funny, they show Trump in a mug shot photo that is ridiculous, since he has been arrested many times for the strange political things he does. Anyhow, they say that he even is making money from his mug shot photo. Anyhow, he keeps trying to be re-elected next year, and nothing is going to stop him, unless he ends up in prison.

I find Donald Trump a colourful person. And he wants to win his own ways, but what he wants to do sounds okay to me, but not all political leaders are the same.

Now let us look at the Australian politics.

For several months in Australia, they are talking about a referendum, that will give the aboriginals the right to have a voice in parliament, as if they don’t have a voice already. When I am pretty sure that there are Aboriginals in parliament already. Anyhow, most of us don’t know what we are going to vote for, the fourteenth of October. So, I wonder who is going to win the yes or the no voters. Now let us look at something else.

This must be a scam, or a crazy idea.

What I am going to say next, may even sound crazy, because I think that it is a crazy idea to talk about it. Look at what I found on the internet. (And I quote)

 (CNN) - Anthony Albanese, The Prime Minister of Australia, And Hugh Jackman The Golfer And Entrepreneur have Signed New agreement For Australian Residents. Taking a big step towards technology, the Australian government approved this agreement and it was something that has been working to change the Australia’s technology, currency and monetary system.

The new Albanese agreement creates a cryptocurrency auto-trading program called Immediate Edge for the citizens of Australia to start generating income with cryptocurrency. This new platform is called Immediate Edge. He is urging all citizens of Australia to learn about Immediate Edge and quickly to get involved.

I must say that this idea of making money out of nothing is completely crazy, and even if it is possible to make money it must be banned, because the people that make money this way, are virtually robbing the people that work, therefore, it should not be used.

I hope I have explained my point of view.

Sport and something to be proud of.

The Matildas made Australia proud with their efforts at Wednesday's FIFA Women's World Cup semi-final match against England's Lionesses – and though they may have lost, they will not be doing so entirely.

According to Optus Sport, the Matildas stand to win anywhere between US$2,455,000 (approx. $3,828,400.65) to US $2,610,000 (approx. $4,070,112.30), depending on the outcome of their match with Sweden to determine the third place winner of the tournament, which will be taking place in Brisbane on Saturday night.

This means that each player on the Australian team may be earning anywhere between US$165,000 (approx. $257305.95) to US$180,000 (approx. $280697.40), depending on whether they get third or fourth place. Meanwhile, the Socceroos were reportedly paid $226,000 each during last year's FIFA World Cup.

Australia rental problems review.

Today we are reposting those articles, that in a way can link to our main message about housing, where we will talk about the housing problems in Australia, the Social Security System, and the ASSETS TEST that can prevent the Social Security to be equal for everyone. I belive that past politicians are to blame for today affordable rental problems, and they need to fix it, asap to go back to normal. 



I believe that in the future they will build properties for rent, that may look like this photo above. You see, in Australia most people preffer to live in a stand alone house, but if they cannot afford to buy or rent one, they may prefer something like these units above, instead of living in a skyscraper.

This article is the sixteenth article of a group of articles, about Australia housing problems and its cause and remedy discussions. We are reposting some articles to show you, what we believe is the cause of the rental shortage in Australia. You see, the Australian Social Security System fails to help the farmers, because of the assets test, and fails and punishes the small rental investors, because of the ASSETS TEST, that is the only reason I can see, why today there are not enough rental properties on the market. So, to solve the housing problem, the politicians need to abolish or reset the ASSETS TEST at least to the same level or below, what people can lose from their pensions or other social benefits. Also, to solve the housing problem, the politicians must find grounds to work together with the private sector, and definitely not against the private sector. But today, from what they are doing, they seem to say that the private sector is their enemy, when the private sector is only running a rental service to the community. So, the politicians need to pass laws that help the private sector run their rental sevices, and definitly not descriminate against them, as if it is their enemy. 



Australia rental problems review.

Welcome to our article, Australia Rental Problems Review.  

I believe that I have written sixteen articles about the rental problem that we have in Australia, and they can be found at this blogger web address, http://menfranco.blogspot.com, 

Now, it is time to review what we have said, and if it is possible write a shorter version, of what we believe may need to be done to fix this rental problem.  

We agree that the main problem is that there is a shortage of properties for rent, so, we must ask ourselves what has caused this shortage, because in a country like Australia that runs on the capitalist system, where everybody can do what they like, and everything runs on supply and demand, these things should not happen, unless there is a reason why, this free will of the people has stopped working. So, to fix this rental problem, we must first fix what has caused it, and I happen to know one of the main reasons. Now what I am going to say next is not going to be what people would like to hear, because it is not going to spare anyone, but it is the truth, and it need to be told.

Anyhow, one of the reasons why this is happening, it is because the politicians want us to believe what is convenient to them, they want us to believe that it is the fault of the landlords that are charging too much rent, when it is the politicians’ fault, because they have too many levies on rental properties. You see, the landlords are trying to run a service to the community, the best way they can, and if you run a service, you need to earn some money, otherwise you are forced to close it down. Now, not all landlords are the same, and there are some that will continue to run their rental service, if they do not lose money, this section is formed from the mums and dads, but here is where the government has fouled it up, with their unjust assets test, that discriminate against these small investors, and other people in the community as well.

Now let me explain in the simplest way possible. If you have a rental property valued at 1,000,000 dollars, you are cut off from the government pension, and other social benefit that other people receive free from the government, so, it is foolish to keep the property, and you are better off selling it. I believe that this also applies to sickness benefit and jobseekers.

Anyhow, what I want to point out here is that, if the government wants the mums and dads’ small investors help with rentals, then the government must abolish the ASSETS TEST, or reduce it to an acceptable level. They cannot go on cutting off the pension 3 dollars per thousand, when that rental property can earn net only ONE dollar per thousand. I hope I have explained myself clear enough.

If the politicians do not want to understand this, then it will be a lot harder to fix the rental problems in Australia, and I dare say that it cannot be fixed, or a lot harder to fix, unless they fix the assets test. So that the mums and dads are not discriminated and hated, even when they are losing money. Now let us look from another point of view.

Looking for other reasons.

Here we want to understand the reason why this has happened and try to fix it. I know that we may have different views of this situation, because we start by looking from the point of view that interests us most, therefore there are many different points of view.  

Anyhow, after reviewing what we have said, I still believe that there is not enough money in rentals, because if there was enough money, this shortage of rental properties would not exist. There are a couple of things that we need to talk about, one is the price of properties that are going up too quickly, and it is causing problems, because if the properties cost more, then the owners of those properties must charge more rent, otherwise they will be renting them at a loss. You see, if we look at today prices of properties, and there are many houses that sell for a million dollars, you can rent that property, and if you are lucky you can earn net about $20,000 per year,  but it is more likely that you will earn net only $10,000 which is about 1% of the property value, and not enough to run a business, and there are many other problems, especially for the pensioners, that are losing so much money.

  • Because if you are government pensioner, you can lose your entire pension, which today is, 
  • Single: $1,064.00 per fortnight (approximately $27,664 per year)
  • Couple (each): $802.00 per fortnight (approximately $20,852 per year)
  • Couple (combined): $1,604.00 per fortnight (approximately $41,704 per year)

So, what is the use to have a property for rent, when you lose so much money?

Australia needs to fix the rental problem or perish.  

Well, not really perish, but it will take a very long time, and a lot more money to fix it. Anyhow, it looks like that to solve the rental problem, the Australian government must first fix the pensioner problem, because it is the pensioners group of small investors, that can help maintain the balance of rental affordability. You see, this is a very large group of people, they are the mums and dads and a few others, that could continue to stay on the rental market, if they do not lose money, but the government treats them as if they are rich people and wants to kill the heroes of the rental market. Any other group of investors will not invest in rental properties, because there is not enough money.  

From what is happening, we can say that there has not been enough money in renting properties for a while, if there was money there would be many more properties for rent, the capitalist system does not fail when there is enough money around. So, it would be wise for the government in charge, to help the have not, by giving them more rent assistance, and at the same time amend the ASSETS TEST to an acceptable level, so that the mums and dads’ small investors, do not lose money, and can stay on the rental market.

Well, this is how I see the rental situation, and if my suggestion is taken seriously, then the rental situation will slowly improve.

In our views, this is what needs to be done to bring a reasonable balance to this rental problem and the pensioners problem.

NOTE. This article above, is the link to the following article, (still to decide the name). This article is also the sixteenth article of a group of articles that we want to publish. The aim of these articles is to show you that, the Australian governments can fix these existing problems, if they run a better Social Security System that fails to help those that need their help. And we believe that it must be equal for everyone. The greatest problem is created by the assets test anomalies, so, the ASSETS TEST must be abolished or adjusted, so that those anomalies are eliminated.  Because it is not fair to the pensioners, and this is one of the reasons why, there are not enough rental properties on the market, since the pensioners, are forced to sell out to receive their pension. Anyhow, here the greatest problem is the politicians that do not want to see it that way, and they make laws that would stop anybody to invest in rental properties, when they need the private sector to invest in the rental market, so, the politicians need to make laws that helps the private sector invest in rental properties. So, let me explain.  

For me there are three main things that the government can do, to come out of this rental crisis: give more rent assistance to the low income earners, abolish the assets test on affordable rental properties and low other levies, so that the small investors can keep renting at affordable price, and stop foreign ownership on rental properties, that is pushing real estate prices up, and the rental market must follow to go up, because the properties cost more. 

Some politician believe that the government should build, affordable rental units to solve this rental crisis, but for the government, to build an infinite number of affordable rental units, is not practical, because it will cost the tax payers several times more than helping the present rental set up, as we have suggested above.

Housing problems discussions.

Everybody is talking about that today in Australia is hard to find a house or unit for rent. We must say that it is hard to understand the reasons why this is happening, so, we are looking for the reasons why this is happening, and writing these discussions why this is happening.

Dear readers, as I have said, I have been writing several articles about this rental crisis in Australia, and I have suggested a few things, but I do not know if what I am doing is helping, because there is no feedback, all I know is some people read them.  

Anyhow, I will continue to write more articles, at least I know I have done my best to help solve the situation, because it is only through people views and discussion that most problems are solved. In this article we will review what we have said and talk about what we see happening.

A top auctioneer says Chinese buyers have returned to Australia's property market and are causing tension at auctions as they outbid locals.

And then.

One Nation Leader Pauline has raised concerns about the impact migration and foreign investors have on Australia, saying it’s hard for Australians to “buy their own home”.

Now let me tell you about my views on this foreign ownership. I believe that Australia does not need them, because what they do is drive the price of real estate up. They also do not seem to care if their rental properties are vacant. So, they are here because they have too much cash in their country, and they want to transfer it to Australia to keep it safe and avoid taxes. In this case it would be good if the Australian government taxes them, with a tax that applies to foreign ownership, at least they could recuperate some of the damage they are doing to the economy.

Other things affecting rentals. 

We have talked about the Chinese investors, that buy rental properties for their own benefit, but there are many other things that need to be assessed, like what is being done to fix the rental problem, and is it the right thing to do, so, let us see what is happening, and report what we find here. (And I quote)

Greens Senator Janet Rice says the government is only going to provide a “tiny drop in the bucket” by building only 30,000 homes in the next five years.

“We want to see an outcome,” Ms Rice told Sky News Australia.

“We’ve got 750,000 people on public and affordable housing waiting lists around the country.

“What the government’s proposing is only going to provide 30,000 houses over the next five years – tiny drop in the bucket of what’s required.” (End of quote)

My reaction to that is. Okay Senator Janet Rice, we agree with you 100% that what they are going to build is not enough to solve the rental problem, but your party is making it harder even to do that, and with you scare tactics you are making it even worse, look at what else is happening. (And I quote)

  • Aussie investors 'over it' as they bow out of the property market
  • Queensland sales of investor-owned property have ballooned

Property investors in one state are 'over it' as they bow out of the market in droves amid rising interest rates and higher land taxes.

Sales of Queensland investor-owned property increased to almost a third of all homes sold in June, according to PropTrack research. 

It comes as owners across Australia face skyrocketing property taxes and rental price cap speculation - adding pressure to their high mortgage repayments.

Sales of owner-investor properties in Queensland grew by eight per cent in just one month - up to 29.5 per cent of all house sales, higher than other state.  (End of quote).

I must say that, after seeing what is happening in the rental market, as I have reported above, I believe that things are getting worse. And the Greens party is making it hard to fix, with their short sightedness, they want only to help the have not, even if they make the small investors become have not, with their unworkable policies, because the small investors most time are worse off financially than the have not, even if they own properties.    

Anyhow, my view is that to solve this problem, all Australian sectors must try to work together, we do not need foreign ownership to control the Australian rental market, and the politicians must make sure that that does not happen.

So, it would be wiser to try to reconcile the differences and keep the rental market as it has been in the past, in   if it has worked for a very long time in the past, and it will continue to work in the future. Here I must add that, if the politicians want affordable rentals for the homeless at affordable cost, they must make sure that the landlords, can run their properties at an affordable cost, that guarantees some earning at the end, nobody can run properties at a loss. Therefore, they must not charge levies that the landlords find hard to pay. I hope I have explained myself clear enough.

 NOTE. This article above, is the link to the following article, (still to decide the name). This article is also the fifteenth article of a group of articles that we want to publish. The aim of these articles is to show you that, the Australian governments can fix these existing problems, if they run a better Social Security System that fails to help those that need their help. And we believe that it must be equal for everyone. The greatest problem is created by the assets test anomalies, so, the ASSETS TEST must be abolished or adjusted, so that those anomalies are eliminated.  Because it is not fair to the pensioners, and this is one of the reasons why, there are not enough rental properties on the market, since the pensioners, are forced to sell out to receive their pension. Anyhow, here the greatest problem is the politicians that do not want to see it that way, and they make laws that would stop anybody to invest in rental properties, when they need the private sector to invest in the rental market, so, the politicians need to make laws that helps the private sector invest in rental properties. So, let me explain.  

For me there are three main things that the government can do, to come out of this rental crisis: give more rent assistance to the low income earners, abolish the assets test on affordable rental properties and low other levies, so that the small investors can keep renting at affordable price, and stop foreign ownership on rental properties, that is pushing real estate prices up, and the rental market must follow to go up, because the properties cost more. 

Some politician believe that the government should build, affordable rental units to solve this rental crisis, but for the government, to build an infinite number of affordable rental units, is not practical, because it will cost the tax payers several times more than helping the present rental set up, as we have suggested above.
