Australia rental shortage problems can be solved.

There are a lot of units around Brisbane for rent, and we neet more to satisfy the market. But the problem is that they cost a lot to build and buy. So, most small investors keep away from buying them, because they are risky and hard to run.

People do not realize that the Australian rental shortage problem can be solved, if we do what needs to be done, after we pinpoint the reasons, why this is happening. Because in the past, if there was any rental shortage, it was not as bad as it is now. But I believe that the people in charge do not know what to do, or, they do not want to know what to do, because what needs to be done may favour the small investor, which is the middle class that nobody wants to know about, since they can look after themselves, if they are in a plain field, so, nobody cares about them, even though they are the people that make the economy work in a balanced way.

Anyhow, let us talk about the rental problem. These days, we can hear every day in the news, that there are a lot of people in Australia that cannot afford to pay their rent or buy a house or unit to live in. People believe that in the past it was easier to buy or rent, and I believe it myself that it was easier. So, in this article, we are going to discuss what could be the reasons, and if there are ways to improve the situation. To do that we need to compare what is different today, and if there are laws or by laws that make the rental properties more expensive to run, and therefore, it is harder for the property owners to rent their properties at a lower price.  

Now what I am writing here is just common sense, that anyone should be able to work out. So, I wonder why the smart politician have not picked it up, what they are doing wrong, because I can see a few things myself that could make the rental situation better. In fact, I believe that to restore the rental affordability issue, it is a lot easier than most people think, it all depends, if the politicians do what they must do the right way, and they must not try to impress people just to gain a few votes, like what they are doing now, they want to tell the owner, that they cannot increase the rent of their properties, when for about ten years or more, the rent have not gone up like everything else, but the charges to run their property has. So, today the owners are forced to pass the entire charge increase, that they are asked to pay from the authorities in charge, and some of them ask the owners to pay, just because they need the money. We will say something about this hereunder.   

 

The rental affordability issues.  

 Having said that, now let us start discussing this affordability issues. We believe that in the past properties were more affordable, so, we must look at what has changed to understand the reasons. This is not easy to do since the Australian economy is a capitalist economy and free to run its own way. So, most prices are automatically set, from the supply and demand market, when there are not enough properties on the market the price will go up. When the prices go up, more properties will be built and come on the market, so, the market will go down, and it is self-balancing, and sometimes it is good, at other times it is not.

Anyhow, for me that I have followed the rental market for a while, I believe that in the past it was easier to rent or buy, but the greedy politicians have changed the laws, so, there are a lot more expenses today than in the past , in some cases 50% of the rent covers the bylaws charges levied on that property, therefore some property owners cannot make much money from their rental investment, for this reason people that were going to invest in properties, they do not see enough money coming in and they do not invest in properties. People need an incentive to invest their money on rental properties, or at least know that they are not going to lose their money if they buy rental properties. 

 Anyhow, it is a well-known fact that people with a lot of money, knowing that the rental market is risky, they keep away from it, so, it is up to the small investor, with limited money and struggling that invest in rental accommodations, but even these people are kept back from the never ending expenses, that the authorities levy on their property, not only that, but today while I am writing this blog, some politicians in Canberra are talking about limiting the rent increase that the properties’ owners can charge. Okay, it sounds good, and it might work for a very short time. But if they pass this law, then the few rental property owners left, may have to close their rental properties and there will be less properties for rent.

I believe that the government needs to think what they are doing, because if they want cheaper rent, then their levies on properties must come down a lot, it is outrageous that in some case, a rented house, may only earn one per cent of its value in a year, when everybody else make a lot more. Anyhow, there is very little money to be made in rental properties, but there are a lot of problems to run them. So, the few investors left are wondering, if they will continue to stay on the market or sell out, if they can find a buyer. But it is very hard to find anyone because rental properties do not earn enough money to run them at a profit.

 

Some discussions on rental issues.

Anyhow, I have called this article, Australia rental problems solved, so, in a way a have promised my readers that I can solve them, so, now I must come up with a theory, how the rental issues can be solved.

I believe that there are at least two choices, one, all the governments involved in rentals must chose, whether to build lots of affordable rentals themselves, and run them at no profit or at a loss, and this can cost several billions and may keep the government budget in the red for a long time.

The other way is that the government authorities charge less levies on rental properties and do other things that keeps the small investors interested in rental properties. So, let me tell you a couple of things that come to my mind.

Here I am talking about the small investors only, because I do not care if the rich people lose money. Anyhow, one of the charges that hurts most small investors in Queensland is the land tax. The land tax is a levy from the Queensland Government, these days, they charge $1.7 per thousand of the land value. So, a property that is on a block of land of ONE MILLION, will be charged, about SEVENTEEN THOUSAND DOLLAS, per year, then there are other charges from other local authorities. Now, you can see why rental properties are not worth keeping. The government may argue that they need the money, but that is not helping the rental market, and it is driving the few small investors left away.

I believe that the government authorities do not care for the small investors, or anybody that owns a property, and they are treated in a way that makes me think they are discriminated, when they deserve better, to prove that I am pasting an article I fount on the internet. (And I quote).

There's growing concern about the treatment of some of the country's most vulnerable people by a government body that manages their finances. In Western Australia, the public trustee charges higher fees to people with assets, even if they have little cash to spare. (End of quote).

 

This behaviour of this government body above, it makes me think that most government bodies are like that. So, the small investor, would be better off, if during his life, he would have spent his money to enjoy himself, instead of saving to buy a property investment, that in the end make life harder instead of better.

 

 

 How we can solve these rental issues.

Now let me go back to the rental problem. Apart what we have said above, the other thing that comes to my mind is that years ago, the assets test for pensioners sickness benefit and other, was 1.5 dollars per thousand, but today it is three dollars per thousand, so, a pensioner is deemed to earn $7.5 per cent, on their rental property value, when in fact, he may earn only one per cent. You see why I think that the small investor is in a disadvantaged position and is being discriminated.  

My view here is this. If the authorities want to save Australia from a huge debit by building lots of affordable rental accommodations, they can choose to abolish the assets test, not only on the house you are living in, but also on the first rental house or unit that is rented, or on the market for rent. This will keep some of the small investors in the rental market, and the problem is half solved. Anyhow, this is my view how the rental problem can be solved.

What I am suggesting here, is a possible way how to solve the rental problem for good, and will save the governments billions of dollars, because they may need to build fewer rental properties themselves.

You may say that what I have suggested will cost the government money. I know it will, but it will be a lot less than if they build all the affordable rental themselves.

The useless and endless world conflicts. This photo makes me wonder, when will humanity learn to live in peace. 


I believe that there cannot be anything good about this war distruction in Ukraine. Wars are only human madness. We must ask ourselves, what can be gained by destroying things, that our previous generation has build, in the hope of improving our standard of living. But wars destroy everything, so, the only thing gained is poverty, because of that, even the winning side will be loser. 



Welcome to our article, World News Diary Early 2023.

This year, I am continuing to write my world news diary, and my views, but I will be writing it less often. So, I will publish an article every two or three months, instead of every month. You see, I am writing it to remember those important things that I have seen happen, and when they happened.

Anyhow, we all start a new year with new hope that things will turn out better than last year, but so far, I have not seen any improvement, the war in Ukraine is continuing, people are dying in this useless war, where no one can gain anything. The only thing this war creates is problems, for Ukraine Russia and the rest of the world. So, I hope that President Putin finds a way how to end this war. You see, the world has many problems to solve, and this useless war only makes things worse. I believe that it is a useless war because the Ukrainian people want to be free to choose, they do not want Russia to tell them what to do, so, this war may never end for that reason, unless Russia let them free to choose their own ways.

Now this is not the only conflict in the world, because there are others as well. One of which is the Israel Palestinian conflict. This has been reported thus. (And I quote).  Explained: How the Israel-Palestinian conflict may be entering a new deadly phase

Blinken urged peace in his meetings with Israeli Prime Minister Benjamin Netanyahu and the president of the Palestinian Authority, Mahmoud Abbas, but the prospects could hardly be dimmer.

More than 30 Palestinians have been killed in the West Bank since the beginning of this year, mostly at the hands of Israeli security forces. And last Friday, a Palestinian gunman killed seven Israeli civilians outside a synagogue in the Israeli settlement of East Jerusalem, one of the worst attacks in the city in years.

So, Israel and Palestine jump from crisis to crisis, but a string of brutal and deadly attacks over the past few days have raised fears that the Holy Land is spiralling toward unrelenting bloodshed. There is speculation that the region is on the brink of an intifada – a Palestinian uprising, or literally, a “shaking off” of Israeli control. The first two uprisings were cracked down on hard, failed to end the occupation and left several thousand people dead, mostly Palestinians. Some believe a third intifada has already started.

What has occurred over the past few days?

Israel launched one of its deadliest operations in years in the occupied West Bank on Thursday, sending soldiers on an unusually fierce raid to kill militants stationed in the Jenin refugee camp. Ten Palestinians, mostly gunmen, but also two civilians, including a 61-year-old woman, were killed.

The attack sparked back-and-forth violence, including the exchange of rocket fire between the Hamas-run Gaza Strip and Israel. On Friday evening, a Palestinian gunman killed seven Israelis as they exited a synagogue in East Jerusalem. It was the deadliest Palestinian attack in the city in years.

Turkey Syria earthquake toll is more than 50,000 people dead, but there are some near miracles, see below. (And I quote)

Rescue teams freed him from the rubble of his home in the now devastated city of Kahramanmaras, 105 hours after the earthquake.

Among those recovered on Tuesday was Muhammed Cafer, 18, who could be seen moving his fingers as he was lifted from rubble in KahramanmaraÅŸ, Turkey. Muhammed Yeninar, 17, and his brother Baki, 21, were found alive in the same region. 

Now let us look at the pope visit in Africa.

'Hands off Africa' Pope says on visit to DR Congo. 

 Shortly after landing in Kinshasa in the Democratic Republic of the Congo, Pope Francis delivered a speech full of stinging condemnation of the exploitation over centuries - not just of this country, but also the continent.

He talked of political strangleholds giving way to "economic colonialism", which he said was equally enslaving.

In the best-received section of the speech he told the outside world to acknowledge the catastrophic things that have been done in the country and to fully respect people here.

"Hands off the Democratic Republic of the Congo! Hands off Africa! Stop choking Africa, it is not a mine to be stripped or a terrain to be plundered," Pope Francis said to applause, referring to the rich resources that have brought so much conflict and death to the country.

However, the Pope did not specifically refer to the role played by Catholic colonisers, backed by historic edicts from the Vatican, and the atrocities they committed here.

Anyhow, Pope Francis made repeated appeals for peace during his landmark trip to the Democratic Republic of Congo this week, but there was no let-up in fighting in the east. So, pope Francis is trying his best but not everybody listens.

Greeting pilgrims after last Sunday’s Angelus Prayer, Pope Francis addressed a special word to Congolese nationals, who came to express their gratitude to him for the visit he recently undertook to their country.

Health and financial problems, early 2023. 

I believe that humanity needs to solve health and financial problems, instead of making war, as we have reported above. So, let us look what else is happening. Because of the covid for over two years the people have not been able to work and produce things as usual, so, most economies are suffering. During the covid most government in the world have spent more money than they could afford, so, today they are in the red, so to speak. Now because of what has happened, there is inflation, and most people find hard to live as they used to live in the past.  The central banks are increasing the rate of interest to slow down inflation and gain some control, but so far it is not happening, so, most of us are worried, in case the economy goes out of control. Anyhow not everybody is affected adversely, because people that have their saving in the bank will earn more interest. So, as usual some people win and some people lose, this is a general idea what is happening in the world, but let us talk about Australia now, since this is where I am writing from.

In Australia they have this financial set up, the first Tuesday of every month, the RBA bord meets and decides, if they need to change the interest rate, and about how much they have to put up or down the interest rate, and so far, they have increased the interest rate nine times in a row. So, it went from extremely low 0.1 % to 3.5% and growing.

This has happened before in Australia, and that time went up to more than 15% if I remember right, and according to the then prime minister Keating, it was the recession that we had to have, but I wonder if really, we have to have these recessions.

Anyhow, this time is much lower, but still, it will hurt some people that have borrowed a lot of money, mostly it will be those people that have bought properties and have a big mortgage to pay. I can imagine that some of those people may lose their property, because they might not be able to pay even the interest.

Now, if some people lose their properties, the question is this, if the RBA of Australia had not lowered the rate of interest so low, at 0.1%, and if the banks had not approved these large loans, then the people would have not been in a position to lose their bought properties. (Well, that is just a simple bloke view, and I might be wrong).

World news my diary, October 2022.

Wherever we live the weather is one of the things that affect us most, This tear in Australia the weather is extremely wet, it seems to have broken several records already, and there is no end in sight, everyday there are reports of flooding, some people have also lost their lives, and it is so sad, we start wondering, what can be done to make it safe.

Anyhow, in this article, let us talk about the weather.

Today to talk about the weather is becoming more serious, because there are a lot of problems that the inclement weather causes, the worst part is that it is us the people that are causing these problems, because we are causing global warming, so, we need to do something about it. So, let us see what I found on the internet about the weather. (And I quote).

Heavy rain looks set to lash large parts of Queensland this weekend as the weather bureau issues several flash flooding and severe thunderstorm warnings for central and southern parts of the state.

The Bureau of Meteorology (BOM) has placed most of central and southern Queensland on flood watch as residents in the Wide Bay, Burnett and the state's south-eastern forecast districts brace for potential flooding.

A woman’s body has been found in floodwaters near Mudgee as floods overwhelm communities across NSW.

The body is believed to be a 28-year-old woman who had been missing for more than 14 hours after she escaped a vehicle stuck in floodwaters on Sunday night in Gulgong, about 30km north of Mudgee in the state’s Central Tablelands.

Three other occupants of the vehicle were found safe.

Premier Dominic Perrottet re-emphasised that people should not drive through floodwaters.

“You wouldn‘t drive into a bushfire – don’t drive into floodwaters,” Mr Perrottet said.

“Not only are you putting your life at risk, but also the lives of our SES volunteers and personnel.”

An intense low pressure system is causing havoc from southeast Queensland to Victoria, bringing flooding rains to soaked towns across the east coast. (End of news quotes).

I believe that what is happening these days, is something that the entire world should be worried about. World leaders talk about what we should do, but the question is, are we doing enough to stop climatic warming becoming worse? And then, can we find a way to reverse climatic warming? Well, we must wait and see, if we can.

I believe that I have said enough about the weather, so, let us talk about other things.

Religious happening and my views. 

I believe that religion is one of the most important subjects that people talk about, we may believe in God in different ways, but we still need to believe in God. So, let us see what is happening in the religious field these days. This is what I found on the internet. (And I quote).

On November 22, the Vatican will host a debate in St. Peter's Basilica between a Catholic, a Protestant and an Orthodox theologian on the primacy of Peter, that is, on the primacy of the Bishop of Rome over all Christian confessions.

Cardinal Gianfranco Ravasi, president emeritus of the Pontifical Council for Culture, has been the main promoter of the discussions on the theme 'On this rock I will build my Church'. This theological debate is part of a new series of conferences on the figure of the Apostle Peter in history, art and culture that will take place in the basilica starting next Tuesday, October 25, and will conclude in March 2023.

ROME (AA) - Pope Francis launched a universal appeal for nations and peoples to work together and build a better world where peace reigns, according to an excerpt of his new book published by Italian paper La Stampa on Sunday.

The book, which will be on the bookshelves in Italy on Tuesday, is titled, I Ask You in the Name of God. Ten Prayers for a Future of Hope, and comes ahead of the 10th anniversary of Francis’ pontificate, which falls on March 13, 2023.

In the book, the pontiff asks for an unambiguous condemnation of war and recalls that the church refutes the idea that war can solve problems between nations, saying it is “always a defeat for humanity.”

The pope also stressed how the Ukrainian war has dramatically revealed the horrors that result from conflicts.

Analyzing the Russian-Ukrainian conflict, he said that we are experiencing “a third world war fought piecemeal,” which threatens to expand into a full-scale global conflict.

Looking at what is happening in the world, I believe that pope Francis is somehow different from the previous popes. This pope wants the entire religious world to follow his religious beliefs. He believes that all religions can find a way to work together, so, he is trying to cooperate with other religions, even when he needs to do things different from previous popes. You see, previous popes only wanted to talk about, what their religious creed said, they kept isolated from other religions and did not want any change, they quickly would excommunicate anybody, that did not agree with them.

But this pope is different, he meets with other religious leaders; he has even met with Muslims religious leaders, now he wants to meet with other religious leaders, perhaps he wants to see if he can bring the religions that derive from the Bible together. This may well be the result that this pope is hoping for, but we must wait and see what will happen in the future.

Now, let us look at something else.

The Australian October 22 federal budget. 

While I am writing this article, I am wondering about what sort of budget the federal treasurer is going to deliver tonight, and if it is going to be a good budget for people like me, but I have my doubts, because there is no money in the bank. The government is in the red, by a trillion dollars or something like that, because the previous government, had to spend all this money to keep the nation going during the covid pandemic.

Anyhow, just as I thought, the Australian federal budget, did not change anything at all, it was like keeping on doing the same thing, so, I wonder why they were talking about it, as if they could change a few things.

Some people start saying that they could have done a few things better, but I do not know, in politics things are never right, you can always do better according to the opposition. So, now we must wait for next budget to see if anything will be different.

The world politics leaders are changing. 

 In Italy there is a change of government

Hereunder is how the media has reported it.

Giorgia Meloni has formed Italy's new ruling coalition, assembling the country's first far-right-led government since the end of World War II and becoming its first female prime minister. 

A presidential palace official announced that Ms Meloni and her cabinet would be sworn in on Saturday (local time).

Ms Meloni's Brothers of Italy, a party with neo-fascist roots, was the top vote-getter in Italy's national election last month.

A few hours before the new government's formation was announced, Ms Meloni, 45, a career politician, told reporters that she and her allies had unanimously asked President Sergio Mattarella to give her the mandate to govern.

Obtaining the premiership capped a remarkably quick rise for the Brothers of Italy.

Ms Meloni co-founded the party in December 2012, and it was considered a fringe movement on the right during its first years.

Ms Meloni made no public comments before leaving the Quirinal presidential palace.

Now that we have a new government, we are just waiting to see if it is going to work well. Most people think that Ms. Giorgia Meloni may lead the party to the extreme right, but I do not think she will, I hope everything works well for her, because Italy needs a stable good government.

In England, after 44 days in office Prime minister Liz Truss resigned, now, there is a new prime minister,  Rishi Sunak, let us hope this time he lasts longer than Liz, Anyhow. Hereunder are some of media reports.

Labour Party leadership has failed to address comments from party officials who attacked newly-appointed British Prime Minister Rishi Sunak on his race, saying his achievement was "not a win for Asian representation." 

A Labour spokesperson confirmed to multiple outlets – including The Express, BBC and The Guardian – that the Labour Party headquarters had urged Nottingham Labour MP Nadia Whittome to delete the tweet.

However, when asked directly about the topic, Sir Keir Starmer instead talked about how he "welcomed" Sunak’s appointment as a "real milestone" for the country while failing to condemn his party member’s comments. 

"Let me be very clear with you about the position of the Labour Party - and I was able to say that at Prime Minister's Questions - and that was to welcome the first British Asian Prime Minister as a real milestone for our country," Starmer said. "It shows that in Britain, whatever your race whatever your beliefs, your dream can come true."

Anyhow, I believe that we must stay positive and hope for the best.

What we have talked about in this diary.

Global warming is a bigger problem than we thought, so, humanity must find a way, how to control it, otherwise it can become worse.

Pope Francis seems to aim for more cooperation with other religions that derive from the Bible. He is a very clever pope; while he agrees with people even knowing that they are not right. Then he finds a way how to tell them what they need to do.

The Australian budget was okay, but not great.  

The world of politics, looking at what is happening in Europe, and the war in Ukraine, the world needs stable governments, so, let us hope the new Italian prime minister, and the UK prime minister, find a way, how to lead us in these difficult times.
